Hard Money Lenders of Nashville (the "Site") is a lead-generation service operated by Lead Skills, LLC ("we," "our," or "us"). We are not a lender. We connect borrowers with participating hard money lenders who may be able to provide financing. Because we collect non-public personal information from consumers inquiring about financial products, our handling of that information is subject to the federal Gramm-Leach-Bliley Act ("GLBA") and its implementing regulations, including the Privacy Rule and the Safeguards Rule.

• Forward your inquiry and relevant information to those lenders;

• Detect, prevent, and investigate fraud, abuse, or security incidents.

4. How We Share Your Information (GLBA Disclosure)

Participating Lenders

When you submit an inquiry, we share the information you provide with one or more participating hard money lenders so they can evaluate your request and contact you. Each participating lender is an independent business responsible for its own privacy practices, credit decisions, rates, terms, and consumer disclosures. A current list of participating lenders is available upon request.

Service Providers

We share information with vendors that perform services on our behalf, such as hosting, analytics, email and SMS delivery, CRM and lead-management tools, fraud prevention, and customer support. Service providers are permitted to use your information only to perform services for us.

Legal and Safety

We may disclose information when we believe in good faith that disclosure is necessary to comply with a law, regulation, subpoena, court order, or other legal process; to enforce our Terms of Service; or to protect the rights, property, or safety of Lead Skills, LLC, our users, or others.

Business Transfers

If we are involved in a merger, acquisition, financing, reorganization, bankruptcy, or sale of all or part of our business or assets, your information may be transferred as part of that transaction. We will use reasonable efforts to notify you where required by law.

Submitting an inquiry through the Site constitutes your authorization for us to share the information you provide with one or more participating lenders and with the service providers described above, for the purposes described in this Privacy Policy.

If you do not want us to share your information with participating lenders, do not submit an inquiry through the Site. If you have already submitted an inquiry and wish to limit further sharing, you may contact us using the information in the Contact section below and we will take commercially reasonable steps to stop additional sharing going forward. Information already shared with a participating lender or service provider is subject to that party's own practices.

You may also opt out of SMS messages by replying STOP, stop phone calls by asking the caller to place you on their internal do-not-call list, and unsubscribe from marketing emails using the unsubscribe link in the message.

6. Data Security

Consistent with the GLBA Safeguards Rule, we maintain an information security program with administrative, technical, and physical safeguards designed to protect the confidentiality, integrity, and availability of the non-public personal information we collect. These safeguards include access controls, encryption in transit for sensitive data, periodic risk assessments, vendor oversight, and employee training. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
